In the NCC prime areas, the Mello Roos are typically $400 or $800 per year and most homes have no MR. This is hardly crippling or obscene for people buying homes $700K and above. I get where all the WTF vitriol came from now, lol. The highlighted portion of this post was not there when I replied to the first sentence of it a few hours ago. I only replied to the first sentence which was the entire post at that time. This is the first time I’ve seen the rest of the post.
sdr, I was not referring to “NCC” in any of my posts on this thread. I was referring to North County and primarily those communities located within the PUSD attendance areas.
I understand that MR is virtually non-existent west of I-5 and low or minimal in communities directly east of I-5.
In some cases, the annual HOA dues (pd once yr) for SFR tracts is worth it. It keeps all the roofs of the same quality, keeps the homes painted only approved colors and keeps recreational and broken down vehicles from being “stored” in the front of homes, etc. This uniform “look” to the area helps ALL homeowners values stabilize.

BVHS attendance area – 85% no MR (1/3 of MR street bonds only – avg $80 mo), annual HOA only (abt $450).
Eastlake attendance area – 85% with MR (65% low to moderate; 35% high); 90% HOA with 1/4 of these encumbered by 2 HOAs.
Olympian attendance area – 100% MR (80% moderate, 20% obscene), 90%+ HOA encumbered.
Otay Ranch attendance area – 100% MR (90%+ obscene), 90%+ HOA encumbered.
Hilltop/BVHS “swing area” of Terra Nova has no MR but is HOA encumbered <$100 mo. Consider that the "obscene" amount of annual MR for a $535K house in Otay Ranch of the same age and with exactly the same "Tuscan" building style, square footage and lot size as a $650K+ house in 4S Ranch may be substantially less than the “obscene” amount charged in 4S.
Every homebuyer with a family should do this math to see exactly what they are getting for ALL the money they will be spending and take ALL the schools in the respective attendance areas into account. That is … the ones willing to pay MR to reside in particular attendance areas.
In the BVHS attendance area, there is largely no MR, except in the tracts immediately surrounding Rancho Del Rey Middle. (Most of the 20 year-old tracts behind BVMS are nearly finished paying off their street bonds.) HOWEVER, based upon what I’ve read there, most Piggs wouldn’t care for the inventory there. It is zoned >=3 units to an acre, the average age is 30+ years old and many of the lots there would NOT be considered “low maintenance.” And some areas are on septic. For the handy Piggs, it’s a contractor’s and entertainer’s dream ….
break out the chain link and porta pottis … there are still some good buys in 91902, IMO :=]

joe, this really doesn’t matter to a 6th or 7th grader, or even to a high school student. None of this really matters until a student is a junior in college and needs career-oriented contacts and references for internships and work. This is the time where having “good contacts” and “who you know” matters. Jobs held by HS students are typically minimum-wage jobs or these students are hired by parents or the parent’s friends/relatives for summer jobs, etc.

carli, it is not uncommon for ANY HS to have to turn away +/- 200 students (zone/inter-district transfer hopefuls) regardless of whether the “turnaway procedure” is by lottery or lack of space for out-of-area students.
Due to the fact that CCA has +/- 2000 students and that there is no other requirement for admission except for entering the lottery (no auditions, etc required), it should have been the County’s top scoring HS on my list, dumping Eastlake as #12. I apologize for the omission :=]
