Participant
. . . The economy is an EXTREMELY easy fix. We spent 1.5 Trillion dollars on national offense last year. We have 900 bases in 130+ countries. We’ve had 50,000+ troops in Germany and Korea feeding those economies for years and proping up those economies. The second you slash national offense and bring home 100,000 troops they start spending their $150,000 salaries at home and you see an economic boost. Next you start cutting programs that are obviously failing, which is the majority of them. My Dad owns a farm in Missouri and USA pays him $40,000 a year NOT to grow anything and let the land sit. Isn’t that crazy? I can go on and on. Your tax money at waste. Imagine we start slashing these wasteful programs and we lower your tax rate and balance the budget and you have more money to spend because your tax rate drops 5%. That is a true stimulus, not taking tax money, spinning it around DC, wasting 50% of it paying GOV fat cat salaries and then providing a bailout to the banks, or fake bailouts to the people owning housing that don’t work. In his own words:
Lol, markmax33, I just watched this video and was VERY impressed! I don’t watch TV or get the paper so was unfamiliar with Ron Paul until I saw this thread. Even though I’m not sure how certain programs can be administered with the decimation of those cabinet departments, I DO like RP’s idea of bringing the troops home and spending government $$ right here at home where it belongs, instead of overseas.
If I ever decide to run for something “local,” (as I had been encouraged to do in the past) would you be interested in acting as my “campaign mgr?” :=]

Participant
. . . This generosity did not exist a couple of decades ago, before public sector unions became politically powerful and muscled their way to such affluence. You can’t blame them–they are doing what they can for their members–that’s what unions do. We can blame the weak-kneed politicians for caving and for thinking short term instead of long-term. And we can blame ourselves, the voters, for allowing it to happen. We are paying the price now and will continue to do so until some kind of roll-back is implemented.
EconProf, the “weak-kneed politicians” that are generally “voted-in” are those with “experience.” Jerry Brown is a good example of this. Arnold, with no government experience at all, had to surround himself with a *fleet* of *experienced bureaucrats* before he could find his way to the men’s rooms at the State Capitol (after Davis left office). Those “experienced, weak-kneed politicians” we put in place in CA are members of the “system” themselves! I don’t see them as “weak-kneed.” I see them as looking out for their own best interests!
We can’t have it both ways so what else should we, as voters, expect?
Also, I wanted to add that government pensions are paid ONLY out of their respective retirement systems. Those systems are run by Boards elected periodically by their members. These systems are funded by a combination of employee and employer contributions and are invested for growth, dividends and income. Some systems are more “solvent” than others (depending on the management skills of each Board and investment performance).

Good Luck to you and I know the San Diego memory will be a special time in your life. You just outgrow it. BTW I’m from Iowa and love Minnesota and Illinois and Missouri. I consider my life a success with my life in San Diego. Just ready for a new kind of adventure!
Participant
Gov. Brown has pretty much done the bidding of state employee unions and has thoroughly earned his reputation of being their lackey…until now. Looking at the details of his proposals, I’m impressed. Retirement at 67 instead of 55? Wow. Employees pay half into the system? Pension depends on last three years of pay, and no spiking with overtime or other gimmicks? Guys, this is a Nixon goes to China moment. Apparently Brown looked at the math and realized that the current system would blow up in his face and scuttle his chance for a second term.
The problem herein is that Gov. Brown (a CALPERS or PERS reciprocal “retiree” himself), has realized that the *new* crop of young CA state/county/city employees (hired after 1994 or so) can’t even qualify for SS until age 73 so therefore “age 67” is now a “young” age to collect a public pension.
It is what it is.
Frankly, public employees in CA who are/were over age 45 at the time have been paying a great deal (don’t know the exact percentage) of their pay into the “system” since March of 2002. I took “deferred retirement” before that under a different system so don’t know the exact percentages of pay withdrawn and am not eligible for the “enhanced benefits” (enacted March of 2002).
I could believe that 50% of the eventual “retirement pay” would be deducted from a current employee’s wage/salary but NOT until age 50 (of an “active” employee).
Do you have any links for us in this regard, EconProf?
edit: I’m glad to hear that an “eligible employee” can no longer “spike” their retirement pay with “purchased” years in which they did not work (i.e. “broken svc”).

ParticipantIf it passes, it would only help those who file … and eventually “discharge” a Chapter 7 BK … or possibly a Chapter 13.
As an “underwater debtor,” what’s the incentive to CARE whether their FICO score tanks 100 – 300 points for a foreclosure if if will tank 300+ points for filing … and discharging a Chapter 7 BK??
The BK “victims” (lol) have been and are already “paying the price” in their severely-lowered FICO score and l-o-o-o-ong wait to be treated like a human being with integrity again by the “real world.”
I could care less if this passes. I’m for it with the provision that the debtor/delinquent “trustor” has to file (and successfully discharge) their BK case in order for the “forgiveness” to happen.
In doing so, they have paid a MUCH HIGHER price than if they just walked from the property and let it foreclose. Granted, they get to stay in their homes with SOME debt forgiveness but in my mind, the price is too high. To each his own :={

“The head of the Federal Housing Finance Agency (FHFA), which oversees the mortgage-financing companies, met with 19 Democrats and discussed a proposal that would allow bankruptcy judges to reduce principal amounts on loans.”
House R’s wont go for this anyway.
hslinger, in effect, this is giving BK judges the power of “cramdown,” something they have never had.

Properties 1 and 3 are larger and thus would command a higher price (and lower ppsf). Not sure what the lot size is around there, but it is clear that whoever paid $520K in 2006 is grossly underwater by now (or has lost a large downpayment on paper, anyway). Be GLAD you didn’t decide to make an offer on it in 2006, when sellers across the country were still in “la-la land.” (Some still are, lol.)
-4833 S. 11th sold for $353,900 on 8/10/11 ($239.12 sf).

Compare to these SD sold comps:

I could go on. No, these are not “tudors” on PL’s finest streets. But they are comparable in price to Minn, MN apples to apples. The charming ‘hoods and walkability that you are looking for are THERE (SANS the frozen screen door 8 mos per yr).
Again, why aren’t you still considering your “beloved” SD, jstoesz?

Participant
I have not gotten a season pass yet. I am kind of hoping to maximize the backcountry skiing, and I want to go to some different resorts this winter.
As far as the great MN SD debate, I will link you to our previous thread. If I think about it too much, I get depressed.
jstoesz, the promotion for the “Epic Pass” is over. I just checked and its back up to $669.
http://www.snow.com/epic-pass/passes/epic-pass.aspx
For about a week this month, they were running a +/- $400, IIRC “promotion” for it – just a “sign of the times.” (I threw away the msg.)
This pass would have enabled you to access Heavenly, Northstar and five world-class resorts in CO with no blackout dates! All have expensive to VERY expensive day lift tix so it is a tremendous bargain. I didn’t get one because I’m not in a position to enjoy it this winter. But if I knew I could go skiing 5+ days this season, I would have.
Don’t be depressed! You’re in an awesome position enjoy the h@ll out of Lake Tahoe this winter again (even for the day), while the rest of us poor slugs toiling down here in the “glorified desert” have to plan expensive overnights and 2 full days driving to enjoy it at all!
Remember that your “compadres” in MN are stocking up on Bic lighters about now (among other provisions) – so they can “melt” open their stuck screen doors while holding a bag of groceries with the other arm. :=0

ParticipantThank you, Akula. Nearly all of that area that you are shopping in is one that is “coveted” by homebuyers and residents. Perhaps the Northern VA area is more “friendly” to VA buyers than SD County is. Even though you state here, “(your) realtor knows (you) can go either way,” the offers you have been writing included VA financing with little or no money down, no? A seller only sees the offer you have submitted to them or hears the terms of that offer telephonically from their agent. They have no idea “what your realtor knows.” If you REALLY WANT a property, make sure your offer is as clean as possible.
Why don’t you find out if Seller A actually sold their property for a higher price than you offered? Talk is cheap. He will have the same problem (with the unregistered cert) with any other buyer who goes into escrow on his property. Perhaps he has fixed it by now and the property is still listed. Sellers’ egos sometimes get in the way and they get into a huff and make things difficult when what they REALLY want to do is sell. Perhaps you could approach him again with a cleaner offer and a different agent
Akula, it sounds like you are serious buyers and I hope you are successful on the purchase of a home. Most of Fairfax County is a very good permanent choice to settle in, even AFTER you leave active duty :=)
