ParticipantNavydoc,
Here is the arm reset chart. It gives you a picture of the “arm” type mortgage reset timeline and how it breaks down per type of loan. Not sure of the actual break down of Alt-a to subprime though I do know Alt-a is a significantly larger marketshare. However, this chart illustrates the loans that could potentially cause the most problems due to the nature of the loan.

ParticipantYup, that is the most likely cause. Sdlookup only gives purchase price it does not show what they did after. It’s a very common. I think the rule is they will get 1099’d for all the cash they took out. LIke 200K, ouch!

ParticipantApparantly he or she is a homeowner.
It won’t take long for him to realize. I’ve watched a few get upset then finally accept it.
“I know I’m talking about El Cajon/ Spring Valley condos and not S.D. SFRs, but this will have an eventual effect I bet.”
I follow prices of SFRs and condos in hillcrest/mission hills/bankers hill. I could give many many examples of 10-40% hits across property values of 300K to 1.5 mill. It’s almost everywhere with the exception of a few select areas…
I found one today selling at a loss in the most expensive condo development of the area. Purchased in 05 for 2.1 mill, on the market now for 1.9 mill. ouch!

ParticipantAs long as he did not finnish with “it’s still a great time to buy”
I like to check local realtor’s sites. I’ve noticed quite a shift to reality as well among some. The smart ones know how stupid it looks to all the potential informed buyers. There is too much bad media out there…
