Participant
Just so you know what I meant. You need to balance the lower costs in other areas with higher risks. Specifically, in a place like the Central Valley (AN recommended) unemployment is much higher, finding quality tenants tougher and the risk of extended vacancies greater. Throw in 6 to 10% for a property manager and the inability to make minor repairs yourself and what looks very appealing can change. Not to say there arent good opportunites there or any other place, its just important to do thorough due diligence and have your eyes wide open in whatever you decide.
As for me, I will take a lower return to have the comfort of being able to self manage and keep a close eye on my rentals. Its different for everyone.
There is no such thing as a free lunch
I agree looking out of SD County is not a good option for everyone. Like another saying goes, high risk high return. Like all investments, one has to assess one’s circumstances and do all the due diligence before jumping in. I have connections in the Central Valley, which allow me to make such an investment. If I don’t have those connections, I wouldn’t have considered Central Valley, but I might consider Murrieta or Temecula, since I can drive there.an
ParticipantVery good post ctr70 and I agree completely. I was looking for rentals in SD as well but the numbers just doesn’t work out as well as other areas. I’m looking at an area right now in Central Valley that’s selling for around $60k and rent for around $1k. PITI of $48k loan is ~$350. There’s no way I can get that kind of return here in SD.

I just ran a couple of scenarios on Mapquest and found:older PQ SFR: 18-20 mi one-way to/from UCSD + your possible $50 HOA
older SR twinhome (near I-15): 9 mi one-way to/from UCSD using congested Miramar Rd + $243 monthly dues
Here’s the sample:
http://www.sdlookup.com/MLS-100070230-9712_Caminito_Doha_San_Diego_CA_92131
How long would this SR stop-and-go commute take during rush hour? It’s a straight shot.
Note: I’m using UCSD for a benchmark. We will assume the OP works there or very close to it.
Really? 18-20 miles? Here’s a Google map of the North Eastern most part of PQ to the South Western most part of UCSD and it’s only 18 miles: http://goo.gl/maps/Gym4. Here’s another part of PQ that would have houses in the low 400s: http://goo.gl/maps/Eivr, its distance to South Western most part of UCSD is 14 miles. What part of PQ and UCSD are you using to get your 20 miles range?an

Much of PQ has MR, which may be the same (or more) as paying HOA dues. In PQ, you may also have to pay HOA dues for an SFR, IN ADDITION to MR.
Do you have proof for this statement? Here are all the SFR listings in PQ: http://www.sdlookup.com/Real_Estate-Penasquitos-Houses_For_Sale-92129?srtcol=3 and as you can see, the majority don’t have HOA and most if not all the places w/ no HOA also don’t have MR. Also, ALL of the current listings <$400k don't have HOA or MR.an
