I expect fixer 3/2 and 2/2 to be around $200k, since they were going for low to mid $400k at peak. $500k-$550k at peak will get a very decent 4/2 in the better part of MM. 4/3 2000sq-ft in SW MM were going for low 600k and currently rent for ~$2400. If I can pick one up for low $300k, that would be very sweet too.That SV house rents for about $3000-3200 right now, so, $440k would yield a decent return w/ today’s rate as well.

Although I agree with you, I’m still hopeful that these 50%-er is correct and I can pick up that property or something like it for ~$440k. Not all of the areas that haven’t seen 50% peak are “ultra desirable” NCC.
