I doubt it’s lower. The Instagram deal now is only $948M instead of $1B. That deal priced FB at $30.43 in April. This guy renounced his citizenship at least 6 months before IPO. So, my guess is, it’s well below $30. Now, if FB drops to $10, then it might be poetic justice.an

Here’s the latest on Stone Creek: Linky. I like the fact that they wont allow any residential to be built until they complete Carroll Canyon. That will definitely reduce traffic on Mira Mesa and Miramar.an

I can see this happening to Del Sur as well. I think that’s just a natural progression of all new development.The problem I see with Del Sur is, the street is so small. When that area mature and the kids start to drive, the development with no drive way will be clogged with cars and it’ll be very annoying to get in and out. You can kinda see that happening now in the area of Del Sur that was built a few years back.

ParticipantTotally agree with SDR and NSR. I have no problem with anyone retiring early. I myself are planning on retiring before I’m 60 too. So, no, no one should be forced to work past any age. My biggest bone, like SDR and NSR stated is the tax payer backstopping pension. I’d say, convert pension to 401k, and if people start leaving because the pay is too low, then increase the pay to the point where people would stay.

I can agree with 10% premium. But $200k = 45% premium. That’s before counting the HOA and MR. That’s a HUGE premium. Yet, obviously, there are people who wants it and would be willing to pay for it.an

Really? Did a quick search and Del Sur Elementary API score is 944. In San Diego alone, here are some elementary schools that score higher than 944:Curie Elementary
Torrey Hills
Sage Canyon
Solana Pacific Elementary
Sycamore Ridge
Ashley Falls Elementary
Carmel Creek Elementary
Deer Canyon Elementary
Adobe Bluffs Elementary
Creekside ElementaryThere a many more, but these are just the first 10 I run across. So, how can Del Sur Elementary be in the top 10 of all CA when it’s not even the top 10 in San Diego?
I agree about the fact there are a lot of young family there. I know someone who live there and on their street alone, there’s at least 3-4 new borns in the last few months.

I understand about the extra cost of MR and HOA. That would just make the comparison even more lop sided and make this new development even more overpriced IMHO.The average lot is tiny. I think it’s around 4200 sq-ft IIRC. Lot size are similar to this development about 2-3 blocks east: http://www.redfin.com/CA/San-Diego/11361-Dennig-Pl-92126/home/4562629. I personally wouldn’t even compare this new development to the SFR in 92121 because of the lot size. They’re more like the house I just posted. So, in essence, they’re about $200k above these houses. $200k can give you one kick ass remodel.
