Getting back on point, the advice offered here was to be careful, and make sure you know what you are getting in to. Dude in question is asking for advice on some fairly weighty issues, and advising caution on anything that could potentially cost you 50% of everything is totally fair.

If you haven’t been through the wringer (divorce) before, it pays to heed the advice of those that have. I’ve gone through one before, and I wouldn’t wish it on my worst enemy. The irony is that it was fairly amicable. Fairly being something of a relative term, of course.

I’m reminded of the downturn starting in ’89, and lasting almost seven years. I was in the insurance/surety biz back then, and remember seeing dozens of boom to bust tales in the construction industry. Same attitude among contractors back then, too: “The market will come back in a year or two”. It took nearly seven years.
This one will undoubtedly be worse.
Just out of curiosity, what is your take on the Fallbrook market? I hear two different sets of stories. One is from the older residents, who are positioned to ride out the storm, and the other is from the newer arrivals, and that one is decidely worse. How do you think our market will fare locally (including Bonsall in there, too)?

ParticipantHLS: Yup, I will give you that. As the old man would say, “They broke the mold after making that one”. Meant in the most flattering way possible, of course.
I have been watching the Temecula/Murrieta market closely myself, and I agree that if he waits, there is a definite “10” out there for him.
I was expecting a fall in prices, but the pace at which some of these properties are declining is amazing. We have a pretty solid core of contractors here in Fallbrook and Bonsall, and the number of subcontractors literally begging for work is growing. Nearly all of them are former residential subs, and nearly all of them were with KB, Pardee, Lennar, etc.
