4S residents have to pay for the trash removal and there are sprinklers inside (the country code, the city does not have that). How do you test those, anyway?
We plan to buy a bigger place in 2-3 years. I like Santaluz, but my wife likes the ‘walk to school/store’ convenience of our current location, so Santaluz is not an option. Welcome to San Diego π

Another $500 will get you the annual pass at most places, if you know when and where to buy (since you are near-local you will know when and where to buy). Or if you like the snow that much you can sign up as an instructor and ride for free.
