ParticipantAll things being equal I say go VA, put down 5% to get a slightly lower funding fee, and save cash to preserve liquidity … PROVIDED the unit is in very good shape and can pass VA inspection, the complex itself is VA approved, and the local sellers/agents aren’t strongly biased against VA.
The VA regs can be a bit onerous and paternalistic, which just reflects the irony of the military as the ultimate paternalistic welfare state.

ParticipantI think the seller is contractually obligated to pay 6% or whatever commission is negotiated … more likely the listing agent will try to sneak in some dual agency paperwork or something else to keep the other 3%.

The entire closing process is designed to keep you from reading the papers or having a chance to get them reviewed.
Your loan docs arrive with just enough time to skim, sign, and FedEx off just in time to meet the closing deadline — this is no accident.
I know highly educated and financially astute people who got screwed by people they trusted. (I also believe that trusting “your own people,” whomever those people might be, leaves you wide-open to affinity fraud … but that’s a subject for another thread.)
