ParticipantI think Dana Point is an absolutely wonderful place to live. It’s not without its issues though. Schools are good but the district has been in a bit of disarray for some time. Some neighborhoods have crime (minor) and overcrowding (major) issues, which will get worse if the Coast Hwy. and harbor redevelopment projects ever get going. It’s far from major employment centers. It lacks the cultural and culinary diversity of other parts of Orange County … you’ll have to drive all the way to Irvine for decent dim sum. And most of the housing stock is starting to show its age.
That said, the Capistrano Beach (92624) neighborhood would be a nice place to retire if you’re willing to wait for the right place to come on the market. Quiet, fewer stairs and steep driveways, near shopping and services.
Oceanside is vastly more affordable and closer to major employment centers, but I suspect you’d have a hard time finding something both affordable and desirable within a mile of the water. Leave it to us younger working folks π

I’ve looked at a few places in Rancho del Oro. On paper the HOA rules are fairly strict, though in practice it seems they’re not enforced to the letter. IMO it’s architecturally uninspiring but increasingly affordable.
Bliss Circle itself is a bit out of my price range, though there are nearby areas that seem both affordable and appealing. I’m not sure if it’s better to back up to North or to Olive … North gets the train noise, but Olive seems to be popular with aficionados of highly amplified mobile audio systems. I mean, I have a fine amplified sound system in the nano-bus myself, but even I can only take so much bass … between the two I think I’d prefer the train!
I have no doubt that the future will bring lower prices on the better properties, but I don’t see how interest rates can stay this low without massive, unsustainable government intervention (much less drop to 4%). And I guess part of me wants to get in on the government-sanctioned homeowners pity party!

ParticipantWent out on my own self-guided “Deals on the Bus” tour today … more like “Deals on the Nano-Bus”
IMO inventory is looking better, both qualitatively and quantitatively. I wonder if last month’s low end mini-mania was just a temporary imbalance of supply and demand …
