Participant2 to 4 units is (or was) the sweet spot for the small real estate investor
you get the economy of scale (leverage) of multiple units but stay out of the commercial financing world that comes along with the 5th unit (residential mortgages are cheaper and require lower down payment than commercial)

ParticipantQ: What do you call 1000 lawyers at the bottom of the ocean?
A: A good start.
~
I was going to rent to two law students – they had walked through the unit a few days before and we were meeting at the unit to sign the lease
After looking at the lease they made up some BS excuse and left without signing
The only thing I could figure out is that they saw they would be renting from an LLC and not an individual and bailed – I assume they were planning a staged trip-and-fall accident to be followed by a lawsuit (one of the many liability issues a landlord has to be concerned about)
~
Lawyers are slime! Avoid doing business with them if at all possible

Participantno experience with ReMax
Scarlett – you are a landlord’s dream
I had a few good tenants in 8 years – overall, best tenants were military
I never had to do it but I knew that a few phone calls to the sailor’s / soldier’s base would get me to their chain-of-command – I believe (but could be wrong) that mis-treatment of a landlord by a sailor / soldier would not be tolerated by the chain-in-command
