Zillow vs. cyberhomes. WTH happened to Zillow?

I have found zillow to be a little more accurate, cyberhomes depend too much on the last sale price.
In my neighborhood, established in the 1880’s, cyberhomes can be off as much as 400-600% off in the value and the sale price. In 25 sales last year the only “hit” 4 sales that was under a 10% difference. The only heplful aspect of these sites is finding recent sales and whether sales are increasing or decreasing.
The bad part is that some of the big banks, Chase and Citi, have used these sites as a tool to lower the value of you home if you have a heloc with them and freezing you account.

We bought a home in August 09 which appraised for $422K. I thought I’d check Zillow today to see their Zestimate and nearly fainted when I saw $296K! They have got to be kidding! I know the real estate market has it’s ups and downs, but good Lord! When I checked Cyberhomes, the home value was much more accurate in my mind.

2) House on multiple property that I rent: $380K

Using Zillow today:
1) Rental property owned $178K
2) House on multiple property that I rent: $450K

Cyberhomes today:
1) Rental property $230K
2) House on multiple property that I rent: Not found.

My personal opinion:
1) Rental house would sell for $150K
2) House on multiple property that I rent would sell for $500+
