Was listed at 3.2M and the photos paint a compeltely different picture. In comparison these photos look like an intentional attempt to keep buyers away and to short sale below market value.
Does anyone else here understand what almost an acre of flat/usable southwest facing land on La Jolla Farms Road is worth? Lots of people with similar sounding names invovled on this one.

Does this mean that there is fraud?
NO.
Although it is possible.It means that all the agents knew each other and likely knew the seller pretty well also. Not uncommon.
It might suggest that the seller also knew the buyer.
However, we don’t know that.
The buyers certainly knew the agents well.
They used them for multiple sales and purchases over the years.
Based on their acquisitions, I would consider them very savvy investors.
The buyers buy a lot of financially distressed property.
I suspect the most likely scenario is that the buyers asked their agent about any distressed sales near the beach (this place has been continuously for sale for several years) and the agent said
“well actually, my brother’s place….”.Was this disclosed to the bank?
Quite possibly.In my experience (which is not vast), banks tend to allow much more latitude with price and relationships in high-dollar-amount situations.
I recently lost a bid on a townhouse short sale because the bank allowed the seller to sell it to her sister (whom she liked more than my buyer).
In the final analysis, it is primarily the banks who stand to get hurt here and a lot of them allow this sort of thing.
Unless the bank comes crying saying they were duped, I don’t see a real victim here.

Tell me please what it’s worth. It seems these buyers probably paid $2.5 million or more if they actually do the repairs recommended by the engineers. Is the lot worth that much?

I think sdr is thinking that they are meant to discourage higher offers in an effort to short sell to a friend.He might be right.
I don’t actually know but it is worth a look.

I thing the pics were taken by a LL in support of an eviction proceeding and then the LL made a mistake and handed over the wrong USB drive to the realtor, who was desperateto just to post something for people to look at.

Thatw as when they trying to sell for top dollar. When they listed as a short sale they posted new really bad pictures instead of using the good ones they had. Ask yourself what their motivation would be for doing that?

Of course, I agree with what you’re probably thinking here. It’s one thing to take a picture of the slope if it’s been compromised (maybe), but to take hair out of a shower drain (very common, and not at all something that compromises the structure of the house) and take a picture of that? No matter how bad the house is, those bad photos were 100% staged.
