Why is San Diego real estate still so expensive?

I can think of four reasons why real estate in SD is twice as expensive as in Florida:

1) Sweltering heat and humidity
2) Bugs
3) Alligators
4) Rednecks

I’m sure there are others, but these four are enough to keep me away from Florida.
