Initially, a need for some sanity and unbiased RE information for a 2006 school paper (Rich’s research was clear, easy to follow, and it had the common sense that was lacking everywhere else). Later, after I got to know a few opinionated piggs during some debates relative to market/RE ( Powayseller, PerryChase ….old timers etc), I realized that I wasn’t alone in my thirst for a deeper and perhaps more accurate information vis-a-vis the local RE market & local Econ trends.
In 2007, after I accepted the red pill (as many other piggs), I got hooked. Why? This is a diverse forum for other subjects/opinions not just RE:
– we surpassed the NAR in terms of forecasting accuracy many years & many quarters (see Rich’s charts)
– we were competing with PBS’s “car talk” piece for a while because there were so many auto related posts & reviews
– we could rival the NRA relative to gun selections/information/reviews
– we get out of hand when it comes to politics, yet we agree to disagree
– if you ever need a personal budget question, kitchen remodel, salsa receipt, contractors, special deals, latest news…..you had only to click on your personal link
– if you wanted to know if there are still honest realtors in SD County that prefer to share real information rather than serve koolaid for a future sale lead….look no further(SD Realtor; sdrealtor; & Urban realtor…..).
– if you had questions about mortgage loans or financing (HLS comes to mind along with many other great posters.)

I miss Bugs. TG keeps me pretty entertained…
Rich is my investment advisor. (Dumped the last one who told me to buy RE at the height of the market!) Adam (SDR) is my future RE agent. I guess I like to see what my ‘online friends’ are doing.This site stopped me from wasting my money (by buying at the height,) prepared me for the down-turn in the economy, and now…? There are just so many smart people on here, it makes sense to check in and see what they say. It’s a way for me to get a true read on what’s really happening.

I’ve spent the last decade with my life “on hold” because of the ups and downs of the housing market. I’d originally hoped to buy around 2000-2001 but that was derailed by the dot-com bust. At the start of the RE bubble I decided the gains were unsupported by economic fundamentals, and figured I would pick up a nice REO around … 2004 or so. As the bubble neared its peak I decided the market had hit a “permanently high plateau” but changed my mind yet again in ’05 as prices went from outrageous to ridiculous.
Around that time I started researching the subject in earnest … found some of the early sites like AFB, Patrick.net and Piggington. I have to thank Rich and other pioneers for spreading the word and arming us against the onslaught of REIC propaganda. Wish I’d managed to convince more friends and family that the bubble would have an unhappy ending.
I hope to buy as soon as I find something I like at a reasonable price. My standards of “like” have fallen as my standards of “reasonable price” have inched upward, but I’m doing my best to stay hopeful.
Now that many of us are actively looking I suspect we’ll turn into an emotional support group of sorts … I had no idea the house-hunting process exacted such an emotional toll, and changed one’s outlook on life in so many ways.
