Stonebridge in Scripps ranch, bigger land, but HOA and Mello-roos topped 500-600/month and no infrastructure. I like Carmel velley, excellent schools, coastal, but look at the price and neighbors are within arm’s reach. Poway has more land, but older house and higher fire risk and of course warmer. Agents say “you can’t have all”, but why not? Maybe not in SD, but I am sure there is somewhere that one can afford to have all. SD is our first stop in U.S.. What about other States? Anywhere has a good education system (not have to worry about budget cut year after year), decent job opportunity for engineers, nice weather (maybe not as good as SD, but I don’t mind colder weather with more lush green). Most importantly, affordable housing. Of course, no wild fire, earthquake and tornado, hurricane stuff like that. Anywhere?

i’m sorry to break you out of your nirvana bubble, but no place exists without downside and negatives, or possible disasters. Mother Nature is EVERYWHERE!
there are a LOT of places that you can afford to buy a huge house on a lot of land with a good neighborhood and good schools for under 1M. there is only one SD, so you need to decide – do you like SD and the weather and the lifestyle and all that it has to offer ( beaches, mountains, desert). IF SD isn’t for you, yes well move somewhere cheaper. but i suspect you’ll find negatives with those places too.
i’m going to revert back to my earlier post, which is you need to define what you want in order of importance and prioritize, then maybe people can make some better suggestions.
