True on the weather. Just took a quick look and the prices in the newer developments are all $1M plus. Green Valley is lower for smaller older homes. Except way up Martincoit, up to Orchard Gate. Bigger homes, also $1M plus. To stay under $1M, you might try one of the other Bridlewood developments. Probably right around 20 years old now.
In looking thru the poway listings, i came across this one:

Just a block away from where I lived. I loved that neighborhood. Good elementary school. I have nothing positive to say about the middle school or high school, which is why I moved.
When I lived there, I never ran into an agent I trusted. I’m sure there are some good ones. I just don’t know who they are.

I recently moved into Poway and my kids (not yet in elementary school) will eventually be going to the same middle and high schools as that neighborhood. Do you mind sharing what you didn’t like?
Also, I had similar experiences with Poway realtors. I used a realtor who usually works farther west than Poway and we were consistently frustrated by the Poway listing agents. I’m sure there are good ones but I didn’t encounter them.
I did research for about a year before we bought and narrowed down our search to a specific neighborhood so we didn’t necessarily need a Poway expert as much as we needed a real estate expert.
