ER–From what you’ve posted, it sounds like you are on the right track to finding your “Dream Home.” Renting in CV is a great way to really check out each and every location you’ve mentioned.
As a San Diego native who lives in Rancho Santa Fe, and as someone who owns a lot of rental property here and elsewhere, I’ve found you really need to get a feel for the area in which you are considering living. After completing all of your research on each location, as you are doing, there’s just no substitute for actually experiencing each of them with your family.

Definitely I take all advice I hear from anyone. It’s just that I think before giving someone advice not to live in an area I’d at least like the realtor to have visited the area or development…that’s all.
Also, to be fair, plenty of real estate professionals have also told me that that area is really great. Several I talked to bought in that area. π One I talked to lives in that area still and besides the high MR and HOA she enjoys it.
Again, thanks for your great comments. They are constructive and helpful. We’re there next month so looking forward to it. I also rented a house in Carmel Valley for 5 months just in case we don’t find something perfect for us and will give us more time to look. Thanks again.

I understand some people do not like MR and HOA. that’s fine, a lot of people are ok with it, so let it be. You keep stating the same mantra about 4S MR and small lots. I bet you don’t even realize a lot of 4S actually have very low MR and HOA. it is really the part north of Camino del norte that have the high MR and smaller lots that you rally against. those are easily identifiable as they are typically built after 2007. But you repeatedly would try to steer anyone interested in the area completely away from it because of your personal bias against these new master plan communities.
I’m the one that coined the term 4closure ranch, so obviously I understand how much distress there are there. But having lived there for a couple of years and with friends and co-workers there, I can attest it is a fine place to raise a family and it will have a very bright future. Quite frankly I say get in while there are distress because the prices WILL rebound in the future when all of the speculators and squatters gradually exit the scene.
the 92127 zip code will do well and time progress. the schools are top notch and as the community gets more established, its value will improve.
