What is the deal with Zillow.com? TG can you comment?

Can anyone tell me if Zillow is even slightly accurate? I was following a house for a while at 39948 Sweetbrier Circle, Temecula, 92591.

Back in March, it was listed at about $585K. It’s an older tract home, near Winchester Rd (Roripaugh area).

Yes, it has a huge lot and a nice, saltwater pool. The home owners appeared to be two artistic men (they were home when we stopped by) and the place was tastefully done but by NO means overly updated. Kitchen was small and basic.

The home I recently bought is walking distance from wine country, on a bigger lot, more square footage, 4 years older, also has a pool and will be much nicer when we’re done a few upgrades.

Yet, the Zillow estimate for our house is at least $100K less than the Sweetbrier home’s $513-621K “Z-estimate.”

What gives?

Zillow is worthless, it usually overestimates but relative to other houses sometimes it will underestimate your place.

Perhaps Zillow’s Z-estimate is worthless (I’m not sure why people pay so much attention to it), but the rest of Zillow is very good.

I use it frequently to determine property lines, last sales date and price, and see bird’s eye view of the neighborhood. Used in conjunction with Google’s Street View, there is a wealth of data you can collect about a property from the warmth of your own room – something not possible 2 short years ago.
