I am trying to understand why these folks are willing to sell, if not financially distressed? Are they planning to sell and rent, in case of further decline of the market? or are they selling to move up????

I think that the answer is some of both plus other reasons not stated. Could be divorce, could be relocation, could be empty nesters, could be lots of other things.
That question is similar to where do all these buyers get all the money to buy homes at these crazy prices?
It is definitely a frustrating time. Also as the rising market has floated some people off the bottom, we are seeing a bit more traditional sales numbers. Not much mind you, just a bit. Some people see that as an opportunity to bolt.
