I would say that the seller put in about $20k to remodel the house (kitchen counters and flooring. cabinets look original builder’s grade). So they are just trying to get out even.
As I like to say, wherewithal must be running low.

Must be some expensive granite and high end pergo wood floor if you think it cost $20k to do that. I’d say more like $7k ($3k for counter and $4k for flooring). BTW, how do you know those stuff weren’t there when they bought it?
