We were gone over the weekend and there was some dusting of snow when we got back. One more thing, you cannot leave trash cans outside because of the bears, there is no trash service, you bring it to the local center to recycle what they can and they have a small dump for the balance.

Well, I’m gravitating now to nice parcels with views. Utilities will be bit less of factor with goal of off grid, rustic cabin. Solar with propane, backup gen, septic tank. Water may be bit more problematic. Without utility water or proven well it it much more difficult sell. 500 gallon tank with rain water collection and filtration system is pricey. There are water services out there but a pain. Still dreaming for now.
