I have been using a combination of sites. SDLookup and Redfin They are good at providing sales history of the properties and surrounding properties. I’ve been postings some NODs for houses in many ZIPs, although it’s looking to be more an exercise in futility since banks are taking their sweet time foreclosing on them.

Here’s another question. Any opinions on Zillow? Are their property value estimates any good in your experience? A friend of mine recently sold a house for about 100k over the Zillow estimate (on a 450k house). I guess they are basing their data on recent sales, but I’m not sure how reliable it is.

That should give you a pretty good idea what the comps are. Toss in the address that have NODs (FWIW) and you can see if there’s any weakness in your area of interest.
EDIT: Redfin will indicate sales at the courthouse steps and/or back to bank. Keep that in mind when you see some of the sales as they could (someday) come back on market as a listing for sale by the bank.
