I am fairly certain that these rates are for fully conventional loans that are fully documented with 20% down but as far as I can tell cheap money is still out there.

There is a big difference between ‘cheap’ money and ‘free’ money, IMHO.

When people start finding free money there I start looking for froud. There no such thing as a free meal. Anyone promising that your can mail a letter with their 20 cent stamp I suggest you run and hide. JMTC
