I personally would not buy in that particular area. And I expect with the amount of foreclosures and houses for sale that it still has a huge drop ahead.
I don’t know what you are looking for specifically but check this listing out. MLS# 081024977. The backyard is bigger, looks like it would be fun to landscape. I know that it has an offer already but it’s something to compare. We moved from Shadowridge a couple of years ago and loved it (we moved to better schools).

I am very familar with the area, take the advice above and go with Shadowridge for just a few dollars more, five miles and a world away. That hillside house is in what is considered the “townsite” area of Vista, whenever you hear of a gang shooting or something else that makes the news related to Vista, it is usually within a mile of that house.

On the plus side, if you work in the media you can help the environment and walk to crime scenes daily, without increasing your carbon footprint. Vista is very “hit and miss” on the North side of Highway 78, but a good rule of thumb is the further away from the townsite area, the better. A year ago someone asked about a property a mile or two away and I advised against it because of it’s proximity to….you guessed, the very neighborhood this house is in.
