Go to for basic rentals would be porcelain throughout. 18×18 tiles in the common areas and 12×12 in the bedrooms and bath. The only rental I have now has all porcelain , even in the bedrooms, it’s extremely durable.[/quote]
I agree. That’s what I do for the first floor condos. I think that 18×18 or 20×20 everywhere works fine. I prefer uniformity and flow. I put a lot of thought in design. My contractors think I’m weird and you don’t need to do that for rentals. But good design gets me excellent tenants.
I use vinyl planks on higher floors in wood buildings. Most condo associations are ok with vinyl, but not tile or hardwood/laminate on higher floors.
With porcelain , even in rentals you can make things pleasant. My rental house has neutral in the common areas and I brightened up the bedrooms with a soft yellow white 12×12 with light grout. It’s definitely still a commoditized unit but has appeal to more people.
I made a very nice looking bathroom 12×12 porcelain shower over a slightly oversized tub too. I think people will compare that small luxury to what they will get in most rentals in my price range and it didn’t cost me hardly anything. They pay to heat the water if they want to soak.
