Hello, long time reader. I put an offer down on a bank owned property last week. A few days later the selling agent told me agent that someone had come in at an offer 15K above mine and that they would need my final and best offer. Now, forgive me, but I am supposed to simply take the selling agents word for it that this other offer exists? In the last 5 years I have come to equate real estate agents with used car salesmen. And I know alot of agents are regulars here, no offense to you. In fact, its you that should be angrier than me in what dishonest agents have done to the reputation of your profession. Now my question is…is there such a thing as asking the selling agent to fax a signed statement declaring the following things:
1) Yes, there is another competing offer on this property
2) The date received and the amount of the other offer
I’m not asking for ANY personal information about the other potential buyer…their privacy is preserved. I would actually bump my offer 15K for this property but I want verification it is not based on a deception. This signed letter by the agent would give me piece of mind in increasing my offer and establish a paper trail for the basis of a lawsuit if it is in fact a deception. I can’t for the life of me find a reason why a honest agent would object to signing such a letter for me.

Yep…it was a fake out. You most likely got it. Technically they aren’t lying…they are just saying there were multiple offers…not that you didn’t have the highest. lol.

In a foreclosure situation I would end to believe the agent as they have less incentives to play games. They want it sold ASAP so they can move onto the next one. Of course, there is one easy way to find out…..stand firm. You may not get it but you will get the answer to your question if that is more important to you.
