I am surprised that you managed to find a single grad student willing to rent a 2/2 all by himself. It will be harder to find one next time.
Look up the shuttle route. It will be easier to find student tenants if the unit is on the route.

With the opening of the complex on the corner of LJ Village and I-5, they are practically built out, I think.

The condo conversions offer the best price tag value but come with real maintenance issues.
Do some research on foreclosure rolls and you will see there is a steady pipeline of foreclosures to come in the area. There is a lot of interest in buying these as investments though.
Walk the neighborhood; talk to some random grad students. Get a feel for what they look for when renting.
