I have done some research on this street. You are correct houses seem to be large but floor plan is sloppy. There are 11 houses on the street. It does not give the look and feel of an established neighbourhood. Here are some Pros and Cons based on my research.
Pros.
1. Close to beach, good schools, freeway and market etc.
2. Not technically in Aviara but for all practical reasons it’s in Aviara.
3. Feels like the best value in Aviara 92011.
4. Relatively large houses (3000+ Sqft).
5. Peak ocean views.Cons.
1. All houses back up to Poinsettia. Can not enjoy the yard because of road noise ( you really feel it in when a biker is on the move).
2. City of Carlsbad’s Big Water Tanks right next door.
3. Church next door.
4. Stand alone street .. no neighbourhood.
5. Rural feel … Horses and horse-property, orchid farm etc … all on the same street. Ocean breeze embedded with permanent horse pee smell… Another reason you will not be able to enjoy your yard or open the windows.
6. All houses are supposed to have an Ocean View but it’s actually only a peak and you can not enjoy it without exposure to Road noise from POinsettia, horse flies and smell.
7. Huge depreciation in house values on this street in the past 2 years … it’s kind of an exception for Aviara Area.
8. Pending law suit between the residents and owner of horse ranch.
9. Not sure what HOA is doing but for some reason this street appears to be dirty (not cleaned in a long time).IMHO stay away from there. You can find much better value in Cantamar/Morning Ridge (across Poinsetta) for the comparable properties.
