Looking to remodel a recently purchased town home, new to ownership and remodeling. I was hoping to get an idea of what things might be expected to cost so I don’t get ripped off. Any referrals for contractors would of course be appreciated (unit is in UTC).
Of course a lot will depend on materials but let’s just take a value minded approach… Nothing high end, just enough to look refreshed/modern.
1) replace kitchen countertops with granite (vs other material to be determined), about 35 sq ft
– replace sink at same time and stand-alone cooktop as well
2) remove/resize one center cabinet to and install a range hood over the stove top (currently the cabinet is just over the cooktop)
3) replace carpet in 2 bedrooms, hallway, and stairs. Carpet again does not need to be high end as this will ultimately become a rental. Approximately 500 sq ft
4) Master bath remodel:
– remove two single sink vanities (30-36 inch length) and replace one of them
– re-tile master bathroom floor, 50 sq ft
– re-tile around jacuzzi and shower stall (roughly 100-150 sq ft of tile total)
– repaint bathroom
5) alternative (surely more expensive) master bath remodel: re-tile floor, remove shower stall, replace 2 separate vanities with one dual sink vanity, replace jacuzzi tub with shower/tub or just shower (likely need some re-plumbing), fix the wall where the shower tiles were. Right now the setup is a jacuzzi, two single sink vanities across from each other, a shower stall, then a half wall separating the toilet. Taking out the separate shower stall would really uncramp the space.
I have been to a few bigger places (e.g. Home depot) just to get ideas but wading into the private subcontractor market uninformed seems like a bad idea. Unfortunately I don’t have the time or expertise (or time to gain expertise) to do much of anything myself. Any help is appreciated!
I started a thread of contractors I would recommend though you probably will find better deals for what you’re looking for. These guys do quality work and are priced accordingly. Not sure you want to pay extra for a rental, though you can give them a try and see what corners they can cut.
