My original point was that they are our business cycles in the economy and you need to know when the recessions will occur. Another market was hammered really hard was Miami and it recovered very nicely. Better than San Diego because it fell deeper.

By the way in real estate the more you leverage the more you make when the market goes up. But with leverage you have risk. That was not the point, The point was market performance

By the way, friend by house in Temecula in 2012 at bottom there. Pay $250k with 20% down. It didn’t start recovering until later than SD. Old owner rent house and has been there since paying market rent. Never vacant, not one day. Friend get great short sale, best in very desirable neighborhood. House now worth just under $500k. Friend very happy, great investment with solid cash flow and zero vacancy for 8 years with same tenant. Exceptional return for area. Rent hasn’t gone up much though unlike San Diego. Return not close to either example BrianisaFraud provide

It would be totally stupid and irrelevant to argue that someone performed better in the Italian stock market buying on margin. That’s basically what you’re doing.
