You forgot #6 which is you know you will live a long life and not get hit by a beer truck while crossing the street. This too is a realistic possibility.Someone made a great comment on a thread recetnly adn it might have been this one. It went something like this. If I have a job and a good financial situation now, why should I wait for all the recently jobless and distressed to recover when there will be more competition.
Life is short and if you want to try to eliminate all risk in your life, no one can stop you. I choose to live my life while recognizing the risks and preparing for them. Others choose the same. No one is advocating going out and buying the 1st piece of over priced crap you see. With that said, their are and will continue to be wonderful opportunities that can be exploited. There is no bottom, only the bottom you create for yourself.

I never recommended people take action no matter the outcome. the truth is I am extremely coservative. A good 50% of the people I work with end up not buying a house from me because I make them wait for the right thing. For them it’s easier to find someone who will let them do what they want to just get it over with. its never that simple with me.
I dont benefit from any of the real estate transactions that people on this board participate in, at least not to my knowledge. I try to get people to think a little deeper and break outside of the boxes they are trapped in. For years those boxes contained thoughts that you had to buy a home no matter what. Now those boxes contain thoughts that there is no good reason to buy a house now no matter what. Neither is correct or a healthy state of mind.

What percentage of listings in the county do you feel can be forced to something like bottom pricing? What percentage of those do most buyers actually want? Maybe realtors have a better eye for how that can be done. I think I can but it often takes something about the deal or property that makes others feel the property is obsolete.Same principal that made Temecula and rougher parts of San Diego or houses that are hard to get financing on go down first an fastes.Peopel looking for turnkey properties in great neigborhoods wanting bottom like pricing should just stay on the fence.If you can work some magic now you can work better magic later.Don’t get me wrong I kind of accept what you are saying but it comes with making a sacrifice ,dumb luck or both. I think buyers who want to make the sacrifices and perhaps in conjunction test their luck are really great.I just don’t believe in magic.
