I live and work in this immediate area and have always loved The Ranch. It is very unique for SoCal. The Ranch is the only neighborhood like that anywhere in the Encinitas School District. I dont even think there is another like it in SD County. You may find some smaller neighborhoods with up to a couple dozen homes but nothing like that particuarly with that kind of lot/locations.

There have been a few in there that got snatched up pretty quick over the past few months. I think there’s just one in there for sale now on Corte Penca that’s been listed for awhile. It’s nice but I assume the smaller back yard is a turn off for many (as compared to some of the others) in that price range.
Time to start my search. I might have to start making some unsolicited offers. Off to start researching the homes we might be interested in. I don’t mind paying a premium to get what I want, I just hope not everyone in there is upside down!
On a side note, you seem extremely knowledgeable and I’ve enjoyed a ton of your posts here. If I didn’t already have a realtor I’d give you a call for sure. Originally we were looking in other areas and unfortunately I don’t think my realtor knows this area as well as I’d like. Who knows maybe I’ll contact you and hire you as a “consultant” or something to help out. π

They were built between 95 and 99 so there are a bunch of families there who have seen kids go off to college that will downsize. There have been nop more than 3 to 5 distressed properties a year there and they were often the same ones over and over again.
If you are looking for a family friendly suburban neighborhood where kids can bike/walk to top rated elementary, Jr high and HIgh schools I dont know that you could do much better. Best of luck in the search.
BTW, there are a couple of agents who dominate there and you probably dont want them to rep you as they are looking to keep prices up there.
