    We just signed another year lease here in Temecula and are happy to be out of the desperately waiting and searching the mls every day stage that we have been in the last couple of months. I agree with hipmatt and others who think there is still a long way down to go. My concern is that after elections the interest rates will shoot up pretty quickly, but even with that considered I don’t think now is a wise time to buy.

    Did anyone see the article in the North County Times yesterday that said:

    “As of mid-April, lenders owned 449 foreclosed homes in Temecula and surrounding areas that share its three ZIP codes, and an additional 1,000 homes were in earlier stages of the foreclosure process, according to Foreclosureradar.com, a subscriber service that tracks foreclosures statewide.

    Lake Elsinore, a smaller city, had 423 lender-owned properties and nearly 1,000 others in foreclosure. Murrieta and areas just to the east and west of that city had 691 foreclosed homes and an additional 1,400 on the way, according to the service.”

    Does anyone have evidence that supports or refutes these figures? If they are correct, then waiting longer can only bring better deals as the banks fight it out…

    So they are still stupid enough to think there is dumb money out there willing to pay bubble prices. This is how deep the Housing Psychosis is folks….

    If you want to CHUCKLE HARD – maybe even choke – check out the listing for this Paseo del Sol tract home at $862K. Yes – $862K – that is NOT a typo.

    The price apparently includes the furniture, which appears to be of “staging quality” – I walked thru during an OH.

    The place looks a litle frayed and worn and these sellers are in LA LA land. No one is going to pay more than $500K for this place. There are 1-2 other places for sale on the same street that (I think) are in the 400 and 500s.

    And De-Nile is a river in Egypt right?

    The only thing I would add is this place maybe looking like a good retirement/investment community for someone from L.A. or O.C., who are looking to move into something nicer than the 40-50 year old L shaped match box they are currently living in that they can still sell for 5-600K in L.A. and O.C. area’s (and I am not talking about nice area’s here that anyone who did not have to live there would if they had a better option).

    Really is Living phoenix or Vegas a better option ???

    This I think could maybe hold the area flat for a while, at least until L.A. RE looks like Temecula’s RE market.
