The bear got shot, because price psychology took him in. We are so used to seeing the hyper inflated $600,000.00 average on housing that we forget that the cost of housing is far from being reasonable. When we see a listing for under $500,000.00, we think it is reasonable when in actuality the price is almost as unreasonable as it was a year or so ago. The same can be said for the price of gasoline. We are used to $3.00 a gallon or more and when it dips to $2.95 we are ecstatic when we really shouldn’t be.

Yeah we can afford it, yeah I WANT it, but deep down I know that a year from now I would be kicking myself for deviating from a plan I’ve had for 4 years. All along I’ve thought this would be a double dip fall and my plan was to get in midway to bottom of the second dip. Right now I think we are just starting the second dip so I need to stick to my guns. Thanks for the various feedback.

the flip side is it is the lowest priced home around that general area. and the large yard… you can almost think you are just buying the land.

Is a cracked slab that big of a deal? I suppose that most concrete slabs have some cracks under the flooring. Even though you need to buy, I’m glad you held off. As soon as the abysmal summer sales hit the media this fall it’s gonna take everything down a few notches. At least wait until September. Ah, September. Since the Cleveland Browns had a great draft so they may actually win a few games, the Chargers will regret firing Marty, a new season of 24 and home prices will be tanking. The glass is half full.
P.S. be tough, they may come after you with another offer since you may have been the only buyer they’ve seen in a while.

Unless you are buying a unique property and are getting a significant discount, there is no reason to buy right now. I am the buyer Adam referred to that he represented in the Vista area. The place we bought was a unique ranch property with over 5 acres, horse facilities, and an ocean view, at a huge discount to the comps.
There are for sale signs everywhere around here when I drive around back into the city area, so be patient. If I were buying a tract type of home, I would wait for a year at a minimum. I only pulled the trigger due to the uniqueness of our needs, and what we found. I am under no false illusion that the value of my place will not decline.
BTW, with all due respect to Adam, the realtor Christine Clark is an airhead, but has a staff that is very competent that saves the day. She seems to have a very strong local reputation. She babysat my initial viewing of my house trying to sell me on every little feature as if it were the greatest thing in the world. I finally told her during one little chat, that the custom cabinets she was hyping as being so wonderful, would be the first thing I tore out if I bought the place. At that point she finally left me alone.
I do not have kids so I cannot offer any comment about the schools.

Chris you are correct, looking back at some notes I had she did not inform the sellers we were coming over when we did the physical inspection, both Chris, his wife and I got to witness the sellers husband and wife having a tiff right in front of us. I guess they were estranged and having them both in the same room at the same time was not a good idea. We were all at the home doing the inspection and the husband was there… The wife (or I guess ex-wife) came in asking what the heck we were all doing there. I had scheduled the inspection DIRECTLY with Christine and apparently Christine forgot to tell the wife so she blew in like a hurricane. Also there were a few things that I had to repeatedly ask here to remove from the property , which in all good times did get removed but I had to ask repeatedly.
Thanks for the correction Chris! I had forgot about all of that runaround.
Oh yeah, I also saw in my notes that the sellers disclosures were also not filled out 100% accurately. We had to send them back for a revision.
