Raybyrnes, this may not be an “arms-length” sale. It is very possible that this property sold to a relative of the seller, sort of like a disguised “advance bequest” but perhaps done this way not only for the buyer to qualify to purchase it but also to trigger a reduction of property taxes for the buyer. Not sure the PT reduction ploy will be successful, though.

December 21, 2010 at 9:44 PM #643321EugeneParticipantSold by Andreas Bendl to “S D 168 I O CORP”.
I don’t know what “S D 168 I O CORP” is. I can’t find any record of that “corporation” doing anything other than buying this house. However, the grantor/grantee index contains mentions of “S D 120 LLC”, “S D 132 LTD”, “S D 109 INC”, and even “S D 225 RPF III LLC”.
Edit: there is a business entity called “San Diego Lodge No. 168, Benevolent and Protective Order of Elks of the United States of America”. Registered since 1953. Contrary to what you might think, it does not have anything to do with elks, deer, or moose; apparently it’s a fraternal order similar to freemasons, and “Elks” stands for “Exalted leading knights”. Wow. Did they buy the house in La Jolla, or is it just a coincidence?

December 22, 2010 at 8:12 AM #644253SD RealtorParticipantUCGAL where are you… this one you should nail.
Here is a hint. sd168io corp is a california corp and it is located on Silverado in La Jolla.
Here is another hint. Javier Pastor.
********
Also no there is no way that the property taxes will be lowered to anywhere near the sales price. In fact they will probably be hiked up much more then what they were last year which was about 10k.
