I put together an ROE calculator in Microsoft Excel for someone (I have my own calculator that I incorporate into my financial spreadsheet, so I had to separate it out and make a new one for the ROE calculator itself). I was thinking that people here would also be interested in it as well so I set up a download location for people to get it.
For the uninitiated, the ROE calculator allows you to input in what information you know about a property and see how it will perform for you. You can input a property price, downpayment, expected rents and expenses, loan payments, etc. There are basic calculations you can make that are easier than the ROE calculator in order to judge whether a property is a good performer, but the ROE allows you to incorporate taxes into your consideration.
Modify the calculator as you will, but just try not messing with the “green” values. Also realize that the ROE number itself is not the end all be all for judging properties – it is necessary to look at aspects of the property to see how it will perform for you.
The example numbers in there right now are of my new Huntsville property, for those interested and I also included some basic guidelines on what numbers are good for properties.
