But I am so glad I listened to all of your advises on waiting. The spectrum townhouse I was looking at for $370K for 2bd and $430k back in last Summer has dropped a LOT! There was just a 2bd foreclouse for $299k, another $334k. some recent sale has show 2bd for around $300k and 3bd $350-390k. It seem like it pays to wait. The question I have today is how low does this complex need to be to make it reasonable? It still seem higher for the neighborhood it is in, although its new. Any advise is greatly appreciated.

I cannot answer your question about how low does the complex have to go to be “reasonable”. Reasonable differs for different people. I can say without hesitation that it will go lower though. You can perform a rent verses buy calculation to see what comparable units rent for and then work backwards from a 10 or 20% downpayment purchase to see when the valuations become equivalent. That may be a useful measure of “reasonable”.
