SD R,
You rent, so I assume you have a contract. How do you intend to coordinate your buying with the end of the contract? Or are you just month to month and risking the rent increases?
Just seems that maybe you could use that to hold the wife off? “sorry honey, but we are in a contract till june 09, so we cant really be lookin till then.”

June 24, 2008 at 9:55 PM #228081SD RealtorParticipantDW I am past the one year anniversary on my lease so I am technically month to month… However even in the middle of my lease I was looking. Most landlords are okay with a tenant breaking the lease if the tenant can come up with a qualified replacement when he/she leaves. That card is overplayed by renters who think they are “locked in” to the lease.
Renting sucks… for some it is great for me it blows. Our fence consistently breaks in different places which means my dogs get out and I have to go find them while the landlord does patchwork fixes. Two weeks ago the hose to the toilet blew off right when we turned off the bathtub… that was a real fun night that night. The root cause was a faulty pressure regulator which I told the landlord about last year and he never fixed so the pressure on the interior plumbing is super high. I am not up for moving yet again as that would make 4 times in 4 years. No thanks. For me right now it is about finding the right house more so then finding the bottom of the market. Of course the right house needs to be within a certain range and in a very specific location. If it happens great and if not that is okay as I am hopefully saving more money as each month passes.

June 24, 2008 at 11:35 PM #228136cashflowParticipantSD R, Renting does suck! Okay so we have parallel ‘renting’ lives. We too have landlords that don’t bother to fix things. We have a fence that blew down completely during the fires, so our dogs have to be watched while out. The landlord has told me time and time again that it’s getting replaced. Every toilet in this place runs. I’m dealing with a landlord that thinks he’s Mr. fix it, but he’s definitely not.
Our lease is up this month, so hoping to go month to month.
I have to say since I’m the ‘wife’ that probably puts more pressure on my hubby that you guys just don’t understand the family nesting thing.
Also, if you stay at home full time, like I do, I’m the one that has to deal with all the problems with this house we’re renting. If it were our home we’d fix them and be done with it…
On the flipside I am stubborn and ‘worked’ too hard for our nest egg to just give up $ by becoming a knife catcher…so I look to you guys to supress my nesting instinct and my ‘want’ to buy a home now. I am being patient and so far that has worked out in our favor.
