Have you been Roland Heights? You can tell, because as you approach the area, the street signs and billboards and advertisements all the sudden are all foreign characters. Some signs at least try to be bilingual and have both English and InsertYourFavoriteAsianLanguage here. But in many cases, they don’t even bother…
When we start seeing signs like that in CV, then you know it’s all downhill from there…..

Rowland has gone the way of Monterey Park. But these places are more commerce centers for the average ethnic Chinese at large. I should have been a bit more specific, CV is going the way of the high end Asian Enclave. you certainly do not see the bilingual signs in San Marino, and in Irvine everything is strictly limited to the particular shopping centers.

the promotional materials for some of the tract homes I’ve seen have a map pointing out such key San Diego locations as UCSD, Del Mar, Qualcomm, Balboa Park, and… “99 Ranch” Market in Kearny Mesa! I wonder what demographic they are targetting there?
(i can’t remember which community this as…either Carriage Run or Del Sur, I believe).

My guess is Carriage Run, because Pardee used that same promo materials for Sorrento Heights in Mira Mesa. MM already have 3 Asian supermarkets, so we rarely go to 99. We actually go to Zion more than 99. We only go to 99 when the local supermarket doesn’t have something we want to make and we’re already down at Zion buying stuff. A lot of the “Roland Heights” area markets are very sad to visit these days (IMO), lots of empty stalls and not nearly as full as it used to be especially in the HK-super market mall.
Really surprised me the last time we visited it (on a Saturday even).
99 ranch seem to be doing good as always, but the rest just seemed really slow compared to what it used to be.
Maybe it’s just me.TV really needs a 99-Ranch, lots of Asians there now days.

I think the “peak” for this most recent run-up (or slower/stagnant declines in some areas that should be falling faster) all across the country is in…for all the reasons you’ve stated.
