Oh, hell naw! As to the house on Big Sage, you don’t want to pay that kind of money for that dump. Blue carpet, ugly kitchen. nah. From what I’ve seen, I think you can get a better deal.
I have an agent who keeps sending me listings for homes in Murrieta (even though I am not interested in Murrieta)for $150 to $165 per square foot and I keep sending her listings back for the same neighborhood for $100 per square foot, so she is no help or totally inept. (I guess it could be both.)
She could be one of those agents that wants to sell you a more expensive house so she can get a bigger commision. Have you thought of that?
Anyway, I’m sure TG will weigh in on your concerns before too long.

23109 used to post that his 1900 sq ft harveston house was worth 400k and he paid somewhere at or above 350k, saying it would never go lower than that, well it has.

If you like temeku, your big sage house, link is here, even zillows for the list price, zillow is usually 20% too high
http://www.redfin.com/stingray/do/printable-listing?listing-id=1295106
it doesn’t stack up against these temeku’s and I think is 50-80k overpriced, even these are no bargain but better

here a non temeku a mile away in the north for 260k with a 3 car garage
http://www.redfin.com/stingray/do/printable-listing?listing-id=1011664
These are all pretty dated, the one you are looking at has nothing really going for it, don’t buy it for anything over 250k. What tracts are you willing to live in, French Valley? Older La Serena stuff? Chardonnay hills? Narrow it down for me and I’ll float you some examples but the one you mentioned in your post is a 1989, no roll up door with a dated kitchen, that thing needs 50k to make it livable, offer 210K or you are better off with a repo.
Compare all the clunkers I linked to this Morgan Hill 2900 sq footer for 359k, and TG’s bargain of the week.

January 14, 2008 at 5:56 PM #135735temeculaguyParticipantyou can also use redfin to look at sold prices although it doesn’t have them all (or if it does, the market is worse than I thought). Just customize for sles in the last three months and thye will show up in blue, sometimes I remember them and actually get pissed as to how low they went for.
Heres a temeku that is a 2002 5/3 2673 sq ft that sold for 300k
http://www.redfin.com/stingray/do/printable-property?external_id=6361655
The sold ones have no pictures so you have to try and remember them if you were looking at a specific area before it sold.
