So in my little neck of the woods (Sausalito in Torrey Hills) I am seeing what may be a spring bounce.
4324 Corte de Sausalito (CS) 1900sf $722K 4/18 escrow (good condition, good lot)
4255 CS 1900sf $684 2/28/08 (short sale, mediocre condition, mediocre lot backs up to Calle Mar de Mariposa)
4259 CS 1700sf $665 8/30/07 (neighbor to ’55. decent condition)
The $722K sale got people’s attention, and guess what – my neighbor (4341 CS) and my owner are both now anxious to put their houses on the market. Plus, one more neighbor on this same cul-de-sac is putting their house on the market, though not by choice, as they are relocating. This would make it three houses on the same cul-de-sac selling all at about the same time. So glimmers of hope bring out fence-sitting sellers.
It will be interesting to see how this plays out. If upticks in the market bring out buyers, prices go up. If upticks bring out sellers, watch out below.
