Inventory is still very low, especially in the sub $500k market. That is why you are seeing bidding situations.
$/SqFt is anywhere between $225-$350 for most places. If you move that price range up to $550k+ there is far more to choose from and better $/SqFt.
We have started slowly looking to buy a place and there just isn’t much to look at…

ParticipantI currently have single family detached listings in Aliso Viejo (a bit of a fixer but low fees) and Lake Forest (beautiful remodelled home) in the 500 to 650K range. No problem getting good offers on either though not piles of offers. Sold something in Coto De Caza around 800 two months ago. No problem there either.
