South Carlsbad in 2011

How has the middle tier market hold up in 92009? We are interested in the low 500’s. 3-4 bdr detached homes over 1800 sf. Any insight in the neighborhoods Meadowood, Brookfield, Promenade, Alga Hills? Shall we wait another year or so to buy there, or are the prices there on the rise?

Also, what do you think about Rancho Carrillo? I saw a few distressed sales, and with MRs and San Marcos schools, will it come down more? EDIT: San Marcos high has actually high API (829), just as high or higher than other Carlsbad high schools. And it’s improving dramatically.
