I actually don’t mind Pardee one bit. My house is a Pardee house and after 30 years, it’s still doing fine. It lacks some of new modern features (like the 10+ feet ceiling), but at the very least, the 2nd floor squeaks less than a 2004 custom home I’ve been in.What is it about Pardee that you don’t like flu? Ok. I don’t like the newer cheapened, Pardee. And too many damn walls!!!!!Sorry….. TOO MANY WALLS!!!!!

What do you mean by cheaper? I hear that a lot but don’t know what to look for when/if we buy another one.I agree about walls. Their newer floor plans have too many walls. Maybe its due to the fact that the lot and house are narrow, which force them to add walls to create a more defined space. Just guessing on this one…

Doors for instance… Knock on them… Solid or hollow (most likely hollow)….One other thing…I didn’t like about specifically Saratoga was for example for a $950k+, the upstairs had a really low ceiling. Personal preference. I didn’t expect high ceilings, but it just seemed, well low….. Unless one pays for upgrades up the galore, it seems like base material isn’t that good. I was looking at some of the standard cabinets, and it just seemed kinda flimsy. I wish some of the walls really had more of a purpose and blocked out noise. Maybe that’s just how newer construction rolls, and not specific to pardee.
DH was one of the few communities that I really liked though.
But like I said, it’s not like my home is any better. It would, but it’s not like they would give you a credit to leave stuff unfinished..It would be nicer if the builder would give you a credit just to leave flooring/cabinet unfinished…No point laying down base stuff only to rip it out again..

With regards to doors and cabinets, I totally agree. After completely remodel my house, I start to notice these cheap materials as well. But I’m not sure if its just pardee or are all builders are doing this.
The cabinets are no longer real wood and the sorrento heights cabinets are a combo of metal and partical boards. Feel really cheap. I wish I did all solid core doors for my house too. It doesn’t cost that much more either. Would be nice if builders give you a base price without flooring, doors, and cabinets.

Here is a true story you might find entertaining. I had a colleague that told me about this story when they bought their home in one Pardee community (I won’t tell you which one, but it was in CV Saratoga/DH/Carriage Run/Bridle Ridge suspect). They were visiting the jobsite as the house was being built… And what they described was kinda funny. It was like “building by numbers”. One guy went through and drew boxes where windows/doors/opening was suppose to be cut/made, and the other guy goes through cuts them, and the other guy starts doing the dryway/etc/etc. What happened was apparently the guy that draws the boxes skipped his home (or missed a few boxes). He shows up and was wondering why not so many windows on his home… Lol….

What are you paying for anyway? I have a hard time to find any reason to buy a house in Mira Mesa in the high 600s with $165 HOA payment.
One can a comparable Carmel Valley home with $55 HOA.

That’s pretty crazy.[/quote]AN, yeah, I think it’s crazy, too, but Sorrento Mesa is far more conveniently-located than those other areas you mention. A homeowner there can easily bike to work in a few minutes if they work in the Sorrento Mesa/Sorrento Valley area.
That’s probably the reason for all the buyer interest which is indicative of the prices they can fetch.

Oh, I know about the location “convenience”. I live 11 blocks away from work. But still, I always thought people would never pay more per sq-ft for a MM than a RB home. But this doesn’t seem to be the case for new houses.September 14, 2012 at 10:12 AM #751451anParticipantdup
