heheheheh….
doublewide my wife has got her pedal to the metal but no it was not me my friend. It took my goofball landlord a full week to fix our back fence as he refused to call someone to do it and did it himself. He chastised me for calling an electrician for my rental in PB as my tenants called me that same week and told me one of the outlets in the bedroom had a problem.
I had toyed with the idea of lowballing the one on Sunset Ridge that closed escrow a few months ago. However the street is to busy and the house had bad divorce karma. Anyways I went into 11704 and it is a nice place. Wifey cannot hang with the pink/salmon exterior of it… even if you paint it all your neighbors and pink/salmon as well and it is like a bad pepto bismol dream. I did like the view but I am a hound for a big lot so the whole thing was a nyeh for me. Plus at that price they were not gonna take a lowball from me nor was I gonna go up to them. Don’t get me wrong they are nice places, just not for me… I am to low end for them.
So yeah once upon a time in January of 07 they opened at 979k and worked their way through a few expirations and then booyah they found a pending at the 799k asking price. It will be good to see what it closes at.
The other property is 10066. Yeah that has floated around on the market awhile and it is nice as well.
As for the pricing… well the 500’s would be nice but that is a pretty far flung dream my friend. I bet it went for high 700’s maybe low 800’s. Right now this spring flurry may even play out stronger then I anticipated. It makes me crankier then watching Norv Turner make stupid play calls. When it closes I will post if you remind me…
We are still at fort pinot noir circle in the old part of town. The flipper who bought the home on Reisling for low 600s finished it and is spinning it at …..drum roll please… 865k!!! Wowsers… she is also the same lady who is selling the home on Avenida Magnifica for 793.

pss – the pinot noir home which I lowballed when it was a fsbo is now on the mls. he is marketing it with jeff karchin!
psss – the other home on riesling which was first listed with help u sell… then with keller williams… is now listed with coldwell banker.

We’d been over by our old place on Chardonnay over the holidays and noticed one of the places on Riesling had had a makeover. We used to call it the red house, as compared to the blue house that was for sale across the street. We never imagined that whomever bought the red house would try to flip it…yikes…
The blue house is still for sale? With it’s third agency? Those owners must have nerves of steel – I’d be a basketcase by now. Although, I think you did say once that they had moved out so they don’t have to live with the constant stress of showings, but still.
I’ll try to remember next month to check in with you and see what Mira Lago Way sold for…We’ve seen no sign of the current owners making any moves towards moving so I guess they are waiting for contingencies to be removed. In 17 days I’ll look for boxes to start being packed.
