I would agree with Bugs… If you are not buying soon then you may find some pretty reasonable prices in alot of areas that have priced themselves out of reach of most buyers. The entire north east Carlsbad corridor, the San Elijo areas that Bugs mentioned, San Marcos, even areas such as Poway, Rancho Penasquitos and other places may surprise you if you have a few years to wait it out.

I live in Escondido. It has pros and cons like everywhere. It can be really hot here in summer. SW Esc is nicer. Escondido has 3 lakes and 3 great parks. Kit Carson, Felicita, Dixon Lake. There is a lot of hiking here and it has all the shopping you would ever need – a complete city. Not much traffic in town and a couple of good restaurants. Good for kids if you are in the right area, SW. House prices are lower here also. Trader Joe’s, Jimbos and a great big mall. I like living here better than the coast because of the traffic. And it is central.
Also has a rural feel and you can get a half acre for under 500K. No private schools here tho, except religious. Also, there is a large ethnic population, though segregated for the most part.November 25, 2007 at 4:51 PM #103567eccen in escParticipanteccen in esc
