The Ocotillo home is at the very top of the mountain and is an Eaglepointe home, Plan 4, the largest in Sky Ranch, while the “still for sale”, Mariposa home is a Stoneridge, Plan 4 home. Both are the largest homes in their respective home levels in Sky Ranch, yet I would say that the Stoneridge Plan 4, from what I hear, was one of the most popular plans and it is the only one in Sky Ranch that has a casita.
The Eaglepointe homes are on the largest lots up to around 20,000 sq. ft., while the Stoneridge home lots are around 10,000 sq. ft.
Also, the Mariposa home was sold towards the end of 2008, when the market was very weak and continued down until May 2009. It also is located on a lower level lot than the Eaglepointe Ocotillo home, yet it still has a nice lot. The lot is also on located going up the hill to the Ocotillo home.
Interestingly, the Stoneridge Plan 4 model sold for $799k during a weak market, and had a lot of demand for it.
This Mariposa home is a very nice home, has a 4 car garage, and a great view. It has 5 bedrooms on the 2nd floor, with utility room on the 2nd floor. Great for large families. It also has a 4 car garage, large family room with kitchen area. Plus, an outside courtyard area that leads to the casita with a full bath. (This would make the home have 6 bedrooms total!) It is 4386 sq. ft. This one includes a good size pool and jacuzzi. Honestly, I think it’s just a matter of time before this one sells. The realtor just lowered the pricing from $825k to $799k with a value range. The house is very clean with great views, as I mentioned before. I’ve seen many people looking during the open house times.
I’d have to say that for all the 5 bedroom floor plans with large square footage, I think this is one of the best laid out ones, and like I said, it includes an extra casita with a full bath to make it 6 bedrooms.
On another note, there are only 2 remaining Eaglepointe homes in Sky Ranch. The recent, final phase, quickly sold, with just one, 1 story remaining. They will sell this one soon. There is also a 2 story left in the prior phase, and is a beautiful home, but has a more country style elevation compared to the other European or Spanish styles, so there seems to be less demand for this elevation style, but it is still very nice and near a culdesac. Each of these homes are smaller than the Mariposa home above for sale, and they only have 3 car garages versus the 4 in the Mariposa home. I would think that once the Eaglepointe homes sell out, and the seller on Mariposa isn’t competing with the Lennar builder homes, they will sell it.
Another FYI, they have SOLD OUT of all the Northstar condos!! They are all gone, “fini”, done, hasta la vista baby!
I bet within 2-4 weeks, the last Eaglepointes will be gone. I’ve seen lots of people looking around at the new homes, and traffic is way up around the community, especially since the 52 extension is now open.
I’ll keep you updated on the Mariposa home, but with all the traffic I’ve been seeing with people looking at it, I bet it will sell in 30-60 days. The question is, as we all know, at what price. I would think no lower than $750 since front and back landscaping is complete, includes pool and spa, and is completely painted nicely inside. Not sure if window coverings convey, but I doubt they take them with them. With all the windows in this Stoneridge Plan 4, that’s around a $4,000 to $5,000 savings. Pool with Spa alone is worth around $55-$60k, house painting is worth around $5k, added retaining wall to increase back yardage is worth around $15k. All in all, easily $100k in upgrades, additions to the property, so at $799k, they are close to breaking even.

Ocotillo and Mariposa actually both sold in late 2008. Assuming both buyers got the best deal they could at the time, it is clear Ocotillo had multiple factors that would allow it to command over $100k compared to Mariposa.
Remember the reason why Ocotillo had so much demand was because the seller took a loss in all of the interior upgrades, landscaping, and commission.
The 2 remaining new homes in Mariposa’s development is currently asking in the mid 600k. I would not be surprised if Lennar just give it away at 600k to close it up and wash their hands of it.
I say mid 600k to low 700k would be the final sale price for Mariposa.
(went back to look at the pics, base granite in the kitchen, base stair railings, and in the master, base white square tiles all around…)

The 2 remaining new homes in Mariposa’s development is currently asking in the mid 600k. I would not be surprised if Lennar just give it away at 600k to close it up and wash their hands of it.
I say mid 600k to low 700k would be the final sale price for Mariposa.
(went back to look at the pics, base granite in the kitchen, base stair railings, and in the master, base white square tiles all around…)
April 25, 2011 at 6:23 PM #689069AnonymousGuestI have to agree with SkyRanchOwner, homes up there have been selling in Eaglepoint at a fair pace since they lowered the prices into the 600s, I don’t think we will see much movement on the Mariposa property until they sell out. The remaining 2 houses are Eaglepoint homes that have nicer included finishings than the Stoneridge ones (upgraded Appliances, cabinetry, lighting, fixtures) and Lennar is being very generous with incentives towards flooring upgrades etc. I don’t see Lennar dropping the prices very much on the remaining 2 homes to close out since they will still be up there finishing Crestview.
