Look at the Trulia Market Trends report for Santee:
http://www.trulia.com/real_estate/Santee-California/market-trends/BTW, I52 extension is coming along nicely! They have started paving some of the on and off ramps near Sky Ranch, and the overpasses are getting near completion. I can’t wait to see how easy it is to go East and West on the 52.
I know this isn’t an apple to apple comparision, but remember what the 56 did for 4S Ranch and communities more East of Carmel Valley?! I think this can only help Sky Ranch.
Homes are still selling up here.
They are building the last of the NorthStar condos, which have been selling like hotcakes! They have also picked up the pace on building the Crestview homes, which are selling faster with the new price points of $499k to $550k.
They have also started the next EaglePointe phase on the South side of the mountain. 4 new homes here, and after this phase, they only have 2 more phases left for EaglePointe until they are sold out. I figure by Spring/Summer of next year, they will have completely sold all the NorthStar condos and working on the last EaglePointe homes. From here, they will only have Crestview homes to sell, until they figure out what to do with the haulted StoneRidge lots. I wouldn’t be suprised if they converted them to Crestview homes, since this price point is selling the most in Sky Ranch.

ParticipantIn my opinion, Santee will do well once the 52 extension is complete. I agree, that Skyranch will only do well with lower priced homes for future expansion as buyers are usually not willing to pay over $600k in Santee.

1. Skyranch new homes are now listed in sdlookup.com. Typically builders do not list new homes on real estate websites. I know Std. Pacific never did with its Riverwalk homes (still selling the townhouses).
2. This weekend I saw a guy holding up a Skyranch billboard on the corner of Mission Gorge and Cuyamaca, by the Santee Town Center.
Northstar homes were once more expensive than Riverwalk (of comparable size) but now they’re about the same. BTW, Riverwalk’s HOA is 3X less.
sunny88 – if you’re still interested in Riverwalk, you better act fast. Homes are selling briskly, I’m meeting new neighbors every day, the second entrance is now opened and the second-to-last phase should complete within the next 2 months.
