I’m of the opinion that the market for lower-priced SFRs is skidding and bouncing off the bottom, at least in SD and parts of OC. I’m not so sure about income property 🙂
How’s this for a sign of the times: While walking back home from the local coffee place, I passed one of the many older duplexes in my neighborhood. A middle-aged guy stepped out of the door of the lower unit, looked at me, and asked: “Hey, do you want to buy this property?”
The beat-up POS duplex up the street just sold for $575K (went for $1 million at the peak) and bigger/nicer ones have closed at or below $700K, so I suppose I’d be worried too. Getting much closer to cash-flow neutral, but with the 30% down requirement they’d only make sense as owner-occupied.
What area? I never understood from any logical standpoint why it would make sense as owner occupied, when it wouldn’t as a rental. Making sense means based on logic. If it made sense to live in it then it should make sense as a rental. I suppose its part and parcel of it not making sense that we inflate our money away.
